By confirming a booking with Fiordland Eco-Retreat (“we”, “us”, “our”), you agree to the following Terms & Conditions.
1. Booking & Payment
A valid credit or debit card is required to secure all bookings.
By providing your card details, you authorise us to securely store a tokenised version of your card for payment processing purposes.
You agree that we may charge this card for:
- Accommodation charges
- Deposits and balance payments
- Approved additional services
- Third-party services arranged on your behalf
- Reasonable costs for damage, loss, breakage, or excessive cleaning
- Any other amounts owing under these Terms
Where charges are processed after departure, we will notify you as soon as practicable.
2. Pricing
We make every effort to ensure pricing accuracy. Occasionally, errors may occur due to system or third-party integration issues.
If an error is identified, we reserve the right to correct it. If a revised rate cannot be agreed upon, the booking may be cancelled and any payments refunded in full.
3. Cancellations & Travel Insurance
Please review our full Cancellation Policy for details regarding refunds, fees, and timelines. By confirming your booking, you agree to the terms outlined there.
We strongly recommend that you have comprehensive travel insurance.
4. Guest Responsibilities & House Guidelines
To preserve the peaceful nature of the retreat and ensure a wonderful experience for all guests:
- No pets
- No smoking or vaping indoors
- No illegal drugs
- No parties or events
- No unapproved visitors
The number of occupants must not exceed the number confirmed at booking. Additional charges may apply for extra guests.
We kindly ask that you:
- Do not flush wet wipes or sanitary products down the toilets
- Leave the kitchenette tidy at departure, with dishes washed or placed in the dishwasher
- Avoid cooking strong-smelling foods (such as fish or curries) indoors – the outdoor BBQ is available for this purpose
- Refrain from using glassware in or around the hot tub or sauna – alternative plastic / metal drink-ware is available for use in these areas.
Where additional cleaning or repairs are required due to misuse, reasonable costs may be charged.
5. Damage & Incidentals
Guests are responsible for any damage, loss, breakage, or excessive cleaning resulting from their stay.
If required, we may charge the card provided at booking for the reasonable and actual cost of repair, replacement, or cleaning. We will advise you of any such charges promptly and provide supporting details where appropriate.
6. Electric Vehicle (EV) Charging
EV charging is permitted only where a designated charging facility is provided and approved by us.
Standard household outlets should not be used for EV charging, as this presents safety and infrastructure risks.
Unauthorised charging may result in additional charges for electricity usage and any related damage.
7. Third-Party Services
Where we arrange external services on your behalf (including helicopter flights, tours, or transfers), those services are subject to the supplier’s own terms and cancellation policies.
By requesting such services, you authorise us to process payment in accordance with the supplier’s terms.
8. Guest Suite – Additional Information
Due to local Council restrictions, the Guest Suite may accommodate a maximum of five guests (only the “Guest Suite (family-friendly)” configuration permits five occupants).
We reside in an adjoining dwelling with our children and dog. While we aim to minimise disturbance, some household noise may occasionally be heard. Please note that both Eco-Villas are located a significant distance from our family home.
Guests must not enter our private residence, garage, or dog yard without permission.
9. Access & Driveway
Our property includes a partially gravel driveway which is reasonably steep but accessible by standard two-wheel-drive vehicles. Guests drive and park at their own risk.
10. Commercial Use & Photography
The property is provided for private accommodation use only.
Commercial activities, events, professional photography, filming, or content creation for commercial gain (including paid shoots, promotional campaigns, or use of the property as a venue) are not permitted without prior written approval. Additional location fees may apply where such commercial use is approved.
Personal photography, videography, and sharing of content on social media by guests for non-commercial purposes is welcome and does notrequire prior approval.
11. Drone Use
Guests are welcome to operate drones on the property for personal, recreational purposes only.
Please ensure that:
- Drone operation does not disturb other guests or neighbours, and does not film in the vicinity of any other residences.
- Flight is conducted safely and responsibly at all times.
- Drones are not flown above the tree line, which is the property’s highest point, as aircraft may fly through this area at any time.
- All applicable New Zealand aviation regulations are followed.
We reserve the right to ask guests to cease drone operation if it is deemed unsafe, intrusive, or in breach of these guidelines.
12. Health & Safety
Guests must use all facilities, including hot tubs and outdoor baths, responsibly and in accordance with any instructions provided.
Children must be supervised at all times.
13. Force Majeure
We are not liable for cancellations, delays, or disruptions caused by events beyond our reasonable control, including but not limited to severe weather, natural disasters, road closures, government restrictions, power outages, or other unforeseen circumstances.
Where possible, we will work with guests in good faith to reschedule bookings; however, refunds are not guaranteed where circumstances fall outside our control.
14. Limitation of Liability
To the maximum extent permitted by New Zealand law:
- We are not responsible for loss, theft, or damage to personal belongings.
- We are not liable for injury or loss arising from misuse of the property or facilities.
Nothing in these Terms limits rights under the Consumer Guarantees Act 1993 where applicable.
15. Right to Refuse or Terminate Stay
We reserve the right to refuse accommodation or terminate a stay (without refund) where these Terms are materially breached or where behaviour is unsafe, illegal, or disruptive to others.
